Oct 2023: Construction Starts

We began work in October, kicking off with a major phase of opening up and exploration. The properties had been unoccupied for over three years, and the neglect was evident in many areas. The roofs were leaking, the electrics were failing, and water wasn’t flowing—issues fundamental to a successful hospitality business. We wasted no time in getting started.


Q4 2023: Progress and Discoveries

The start of any project is always filled with excitement and the joy of discovery. As we opened up Quinn's and pulled back the shutters, we uncovered many hidden gems.

The early months kept us busy clearing rooms and repairing leaks. Every time it rained, we found another leak to fix. Gradually, we triumphed over the water damage. We also began clearing out the Boyle Sports fit-out, unveiling the amazing space we now fondly call Ray's Bar.

Revealing and clearing became the dominant themes of this quarter, enabling us to begin shaping the project’s vision.


Q1 2024: Key Works and Milestones

  • Removed old partitions on the second floor of all buildings.
  • Cleared overgrowth in the Food Yard.
  • Stripped out the Boyle Sports fit-out, revealing stunning Victorian brick walls that will feature prominently in Ray's Bar.
  • Removed the Boyle Sports shopfront, uncovering the original glazed tile finish.
  • Stripped out old beer lines and began preparatory work for new lines to ensure consistently cold beer in the future.
  • Tested sample paint colors in the original Quinn's Bar.

Q2 2024: Key Works and Milestones

  • Cleared all rubble and remaining foliage from the Food Yard, unveiling its enormous potential to complement Quinn's.
  • Reclaimed and recycled bar furniture, saving significantly on costs.
  • Hauled away rotten timber and plaster, filling skip after skip.
  • Fully resurfaced the yard with fresh hardcore—no more mud and dirt.
  • Replaced the roof of Ray's Bar with new joists and timbers.
  • Cleared the rear of Ray's Bar, making way for new toilets, an improved fire exit, and a rear staircase.
  • Began sewage upgrades, partnering with Irish Water to install new pipes for all bathrooms, resolving longstanding issues.
  • Replaced rotten roof and valley timbers, ensuring a dry pub.
  • Revealed damaged bricks and granite sills after stripping the old shopfront from Quinn's, with plans to restore them.
  • Completed a review of electrical wiring and appointed Lask for a full rewire of the properties.
  • Started first-fix plumbing in all areas.

Q3 2024: Key Works and Milestones

  • Excavated to extend and improve the old cold rooms. This five-month project raised the ceiling height, ensuring safer and more efficient access for staff while keeping beer consistently cold for patrons.
  • Commenced significant electrical work, a key investment in the project’s future.
  • Stripped out the old first-floor restaurant fit-out, uncovering original Victorian wallpaper.
  • Recycled the old bar from Quinn's dance area to create a new bar for the restaurant.
  • Removed external water tanks, creating a fully open space in the Food Yard.
  • Stored reusable stone for future rebuilding.
  • Progressed electrical work on the first and second floors.

Q4 2024: Key Works and Milestones

  • Completed first-fix wiring on the first and second floors, paving the way to close up walls and floors.
  • Installed a supersized gas main to power culinary talent in the Food Yard.
  • Started first-fix wiring in Ray's Bar.
  • Removed unused plant equipment from Quinn's rear, transforming the overgrown jungle into a manageable space.
  • Nearing completion of the final dig in the main cellar—a challenging but rewarding task.
  • Began installing a new 30,000-liter buried water tank, a crucial infrastructure upgrade.
  • Installed the vintage Paddy Power mirror behind the bar on the first floor, adding a touch of character.
  • Selected and paid a deposit for the new flooring in Ray's Bar: a stunning dark parquet floor from Wilsons Salvage Yard in Belfast.
  • Final repair to all roof valleys

What’s Next?

We still have lot of work to do but we know its all finishing and decorating.
