Strategy

We have developed a full financial business plan for Quinn's to grow the business over the first 4 years.

There are a number of key drivers of revenue to the business. These drivers are highly complimentary and they offer varied revenue points for the business.

  • Local Trade, DCU, Dublin (Quinn's is a well know a highly regarded pub which historic brand recognition all over Ireland)

  • Events revenue from Croke Park (15 - 25 major events per annum now including Leinster Rugby)

  • Weekend festival/nightclub revenue (Quinn's will provide a unique late nightlife location in the city accommodating over 1,000 people)

  • Food Yards Rental Income (our business model will generate rental income from food concessions  - €250k+ per annum)

  • Bedroom Nightly Income (We have developed 9 bedrooms overhead and we plan to expand this quickly. This will generate circa €350,000 - €400,000 of net revenue)

The Dublin food and Beverage business environment has gone through 4 very challenging year through Covid, and then the inflation and costs surge. This has caused the closure of many locations in the City and it also creates the opportunity for new venues like Quinn's. We are carrying no Covid Loans, or warehoused tax and we have also designed the business model to operate with a very high sales to wages multiple (low 20% wages as a % of turnover). This is key to success in this sector going forwards.

Jay and Simon are very experienced operators and businessmen, with a keen eye towards profitability and opportunity. You are investing in them as much as in the business and buildings at Quinn's Drumcondra.

Who is behind this project?

Simon Kelly and Jay Bourke are the promoters of this project. Simon leads the finance and structure part of the company, and Jay Bourke leads the vision and hospitality part.

Together, they are an exceptionally experienced team that has delivered similar and much larger projects in the past.

They have invested €1,000,000 into the project as a clear sign of their commitment.

What is the minimum investment

The minimum investment is if €5,000

What return can I expect from the investment?

Based on an investment of €10,000 you will receive the following returns. These returns are a combination of tax refunds, annual dividends, and your investment returned after 5 years.

Year 1 Tax Refund - €5,000

When will I receive the tax certs

2024 Investors have already received their taxation certificates, and 2025 investors will receive them in February, March, and April depending on the month they make their investment.

Discipulo Developments Ltd purchased Quinn's pub in February 2020 for €1,720,000 plus associated costs.
